Inspecting a parcel before making building plans

Move from map exploration to official verification. A visible parcel boundary or empty map layer does not tell you what development is permitted.

Check location and source dates

Find the address, verify the cadastral reference and inspect the parcel on the standard map and aerial imagery. Check the imagery edition: collection dates can vary by location. A building visible in an image need not have been registered at the same time in the BAG snapshot. A fence, hedge or ditch in an image is not proof of the cadastral boundary.

Use tools for orientation

Distance, area, boundary buffers, sun and sketch tools help compare possibilities. A sketch is your own drawing, not a permit, source record or statement of the permitted building envelope. A terrain model and regional soil classification are not foundation advice either. Share the map with the intended language and selection and explain which information still needs verification.

Then check the official rules

An integrated DSO planning layer is not available in this version. For current environmental planning documents, open Regels op de kaart in the Omgevingsloket and check the exact location. Read the accompanying rules and conditions as well as coloured areas. Contact the municipality when anything is unclear. Decisions about ownership, boundaries or a transaction require official Kadaster information and, where appropriate, professional advice. This map does not replace those checks.
